Pre-lease Site Survey

In the beginning of the planning stage, ESG gains a more in-depth understanding of the requirements specific to your business. Every project is recognizably unique with individual needs. 1.       Provide you with detailed plans, elevations, and perspectives drawings, material samples, and details of furniture and fittings.

2.       Develop approved design and then provide all the relevant drawing for the local government.

3.     Provide all the engineering drawings including Fire/HVAC/Electrical drawings.

Project Management

In terms of project management, ESG acts as one point of contact for the administration of details and coordination of contributing parties. At this stage, the project manager initiates the government submission and approval process. Simultaneously, the project manager organizes IT workers and A/C as well as material and furniture vendors.

1.           Review Construction Management Procedures to all sub-contractors and establish site meetings with Client, sub-contractors and supplies as required.

2.           Inform building management of sub-contractors, suppliers, and vendors Review construction program and progress of the work with the client.

3.           Provide site supervision and periodic inspection by design team during construction period to verify that all works are installed in accordance with the approved design documents and to provide clarification where required.

4.           Review shop drawings and materials submissions by suppliers of direct purchase items for conformance with design intent and correct and approve as needed.

5.           Liaise, in coordination with the sub-contractors and with the appropriate agencies for their installation of specified telephone system, facsimile, telex, word processors, computers or other equipment.

6.           Coordinate with Government Department for site inspections.

7.           Monitor costs and inform client of any variations. Obtain approval from client for variation and additional work.

8.           Inspect completed work with the client prior to occupancy and note defects.

9.           Handover premises to the client.

10.     Site inspections during the actual move to ensure clients are moved smoothly.

Construction service

ESG begins the construction stage by chalking a detailed outline of the design layout.
This crucial step ensures that requirements are mutually understood and expectations will be fulfilled. By owning and operating a construction workshop, ESG is able to offer increased control and flexibility over the budget, timing, and quality of every project. Additionally, any unpleasant fumes and construction hazards are able to be contained to the workshop. Time is also saved because construction in our off-site workshop is not restricted to the evening non-working hours.

Warranty and Client Service

Once construction is completed, ESG coordinates the final government inspections and approvals in order to provide the completion certificate in a timely manner.
From the date of the clients move in, we will provide the client with a warranty. During the warranty, if the Client have any complain for the service or quality, we have the especially people solve the problems, and choose the satisfied solution.
